Introduction

It is commonly known that renting a room in Japan is very different compared to other countries, making it difficult for foreigners to find suitable accommodation due to the difference in culture and rules.
There are still very few rooms available for foreigners in the Japanese real-estate market, so few people are living in rooms that they really like.
That is why many international students have trouble finding a suitable room and Relocation Japan, in partnership with universities and realtors, is here to help in this search.

How to Use

To rent a room the following items are required:

  • Acceptance form or student identification card
  • Official identification (Passport or residence card)
  • Contract fee

You can rent a room with just these three items.

System Explanation

It is important to remember that to rent a room in Japan, it is usually necessary to pay determined fees.

Normally, regardless of being Japanese or non-Japanese, it's necessary to provide a "Guarantor".
Also, the "Rent" is paid in advance, meaning that at the end of the present month the rent of the following month is paid.

It is necessary to pay the following fees before moving in.

Deposit

Value equivalent to 1 to 2 months of rent.
It is a fee used in case of delinquency or damage in the room caused by the tenant.
When cancelling the contract, the balance of the payment will be paid back.

Gratuity (Key money)

Value equivalent to 0 to 2 months of rent.
Gratuity is non-refundable and is paid to the landlord.

Commission

Value equivalent to 1 month of rent.
This is paid to the Real Estate company. (+tax)

Present month rent / Daily rate rent

The monthly rent has to be paid when the moving in is on the first day of a month. The daily rate rent(from your moving in date to the end of the month) and the present month rent has to be paid when the moving in is any day except on the 1st of each month.

Monthly Management Fee

If using Relocation Japan's system, a service fee will be added to the monthly rent.

Relocation Japan's service fee + unrefundable deposit

  • When the rent price is over 30,000 yen (Excluding tax)
    2,000 yen + 2% of the rent price (maintenance fee is excluded)
  • When the rent price is less than 30,000 yen (Excluding tax)
    2,000 yen + 600 yen

* When monthly rent is less than 30,000yen, the minimum unrefundable deposit is 600yen.

What is the unrefundable deposit?

This is a monthly amount that is put aside to help cover any of the restoration costs when you vacate your apartment.

The unrefundable deposit will be used to cover any costs including, and not limited to, unpaid rent, restoraration costs upon moving out (including left behind property) and other shortages after moving out.
In the event there is a surplus from the unrefundable deposit, it will not be refunded or returned to the tenant. In addition, in the event the unrefundable deposit is not enough to cover the costs, the remainder of the costs will be deducted from the deposit.
